What we consult to write your report.

Every report draws from the always-on NSW state datasets below. Council-specific DCP rules are encoded for 10 of the 33Greater Sydney LGAs — the rest still get LEP zoning, lot size, heritage and overlay coverage from the state layers, but their dual-occupancy / frontage / battle-axe details aren't yet hand-encoded.

Always-on data sources

These run for every address. They're the foundation of the report — zoning, lot boundary, overlays, and the listing cross-check.

  • Address point

    Globally available; ~90 m resolution. NSW's high-resolution LiDAR DEM is token-gated and not yet integrated.

Per-council DCP coverage (10 / 33)

Each council publishes its own Development Control Plan as a PDF. Foresyte hand-encodes the dual-occupancy and Torrens-subdivision rules from those documents. Encoded entries show the actual numbers used in your report.

  • Ku-Ring-Gai

    • Ku-ring-gai has historically restricted dual occupancy; large minimum lot sizes are a deliberate character control.
    • Tree preservation orders are strict — significant trees often constrain buildable area more than zoning does.
    • Heritage Conservation Areas across Wahroonga, Killara, Pymble, Roseville.
  • Lane Cove

  • Mosman

Caveats

  • DCP numbers cited here are the most common provisions in each named DCP. For non-standard lots (heritage areas, growth-area precincts, river frontage) the address-specific overlays still apply.
  • The Feb-2025 NSW Low & Mid Rise Housing reform overrides some R2 dual-occupancy restrictions within ~800 m of transport — Foresyte doesn't yet check those well-located area maps.
  • Numbers are verified against the published DCP at the date shown on each card. Councils amend DCPs periodically; if the DCP has been updated since that date, numbers may be stale.
